Q. What is the monthly costs for utilities?

A. The current costs to be covered by the tenant are hydro, cable, internet and phone.  There is Telus Fibre so you can have 1 Gig speeds. For hydro costs, its highly dependent on usage, heating used, etc., but we would estimate $100 to $200 per month would be typical. We have optimised the house for efficiency throughout, including the installation of long life LED bulbs and installation of the heat pump. Once water metering is installed this will also be a paid for by the tenant.

Q. What heating methods are available?

A. There are 3 heating methods presently:

  1. Every room has resistive heating (typically baseboard) that are connected to smart thermostats; this means you can precisely tailor your heating and not heat rooms you don’t need. Likewise you can not heat when you are not there, and then you can heat when you coming home.
  2. There is a split heat pump that heats both floors – this is way more efficient than the resistive heating. This is also “smart” and remotely controllable
  3. There is a modern, free-standing fireplace – this can very effectively heat the house; wood is not provided as part of the rental. We can help you find “good wood” for fuel if needed.

Q. Is there Air Conditioning / AC?

A. Yes, we have a split air pump that can effectively cool the whole house.

Q. How would renting the Hot Tub work?

A. The hot tub would be different to an appliance, such as the dishwasher, that we would be responsible to repair / replace.  The renters would assume responsibility for the hot tub during the tenancy, and would be expected to return the hot tub in the same condition it was received in. An independent 3rd party would be engaged to do the move in and move out inspection, and they would service the hot tub after 3 months and then again every 6 months after that. Move-in inspection and actions from that would be our cost, servicing, move-out inspection and issue remediation would be the cost of the tenant. Some initial supplies may be provided but all ongoing supplies would be the responsibility of the tenant.

There would be an additional damage deposit and agreement required, however there would be no change to the overall monthly rental rate.

Q. When is this available?

A. We have advertised as “Fall 2024” – the very earliest that this would be available would be September 1, but things such as the level of agreed furnished-ness may push that date back a bit.

Q. What would be the minimum lease for the property?

A. We are looking for at least a one year lease.

Q. Is the water city or well sourced?

A. The water is city-sourced and once the smart metering comes into effect the cost of the water will be the tenants responsibility. The house is on a septic system that will be maintained by ourselves.

Q. How much parking space is there? Is there a garage?

A. There is no garage, but there is ample parking for 3 – 4 vehicles in front of the house. There is a steep driveway and there is ample street parking for longer vehicles / trailers.
